The affordable housing lottery has launched for 539 Vanderbilt Avenue, a 29-story residential tower at 550 Clinton Avenue in Clinton Hill, Brooklyn. Designed by Morris Adjmi Architects and developed by Hope Street Capital, the structure yields 284 apartments and about 60,000 square feet of retail space. Available on NYC Housing Connect are 80 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $48,206 to $215,150.

Amenities include pet-friendly policies, bike storage lockers, green spaces, and a pool. Units come equipped with name-brand countertops and finishes and energy-fair appliances.

At 70 percent of the AMI, there are 12 studios with a monthly rent of $1,320 for incomes ranging from $48,206 to $74,760; nine one-bedrooms with a monthly rent of $1,409 for incomes ranging from $51,669 to $84,070; 18 two-bedrooms with a monthly rent of $1,683 for incomes ranging from $62,160 to $100,870; and one three-bedroom with a monthly rent of $1,933 for incomes ranging from $71,829 to $115,850.

At 80 percent of the AMI, there are five studios with a monthly rent of $1,519 for incomes ranging from $55,029 to $85,440; seven one-bedrooms with a monthly rent of $1,623 for incomes ranging from $59,006 to $96,080; and two three-bedrooms with a monthly rent of $2,229 for incomes ranging from $81,978 to $132,400.

At 130 percent of the AMI, there are eight studios with a monthly rent of $2,644 for incomes ranging from $90,652 to $138,840; nine one-bedrooms with a monthly rent of $2,827 for incomes ranging from $96,926 to $156,130; eight two-bedrooms with a monthly rent of $3,381 for incomes ranging from $115,920 to $187,330; and one three-bedroom with a monthly rent of $3,897 for incomes ranging from $133,612 to $215,150.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 7, 2022.

    THIS IS ‘INCOME BASED HOUSING’ and not affordable to anyone but upper middle income and upper class people
