Work is nearing completion on 2505 Broadway, a 19-story residential building on Manhattan’s Upper West Side. Designed by ODA and developed by Adam America Real Estate, the 75,000-square-foot structure will yield 44 residential units in one- to four-bedroom layouts, many with private terraces. Ariel Tirosh and Douglas Elliman Development Marketing are the exclusive sales and marketing agents for the project, which is located near the corner of Broadway and West 93rd Street. As of now, the building is 50 percent sold and has immediate occupancy with prices starting from $1.625 million.
“We are excited to announce immediate occupancy for 2505 Broadway, now one of the best selling buildings on the Upper West Side,” said Tirosh. “The building combines classic architecture with modern luxury such as a resident amenity program and has been received with great enthusiasm by our buyers and local residents.”
Finishing touches have been progressing since our last update in January, when work had recently wrapped up on the light-colored precast concrete panels that incorporates the aesthetic of a clean brick facade. Since early 2022, black railings with curved corners have been installed atop the setbacks, matching the graceful lines of the outer walls surrounding the floor-to-ceiling windows. Some additional lighting fixtures have also been put in place, along with supports for the canopy over the main entrance. Sidewalk scaffolding still covers the ground floor, but should be removed in the coming weeks.
Among the homes at 2505 Broadway will be two unique townhouse-style duplexes and a spacious four-bedroom penthouse with a private outdoor rooftop terrace providing 360-degree views of the Hudson River, the George Washington Bridge, and the surrounding Upper West Side neighborhood. Each residential floor will accommodate one to two residences. Residential amenities include a children’s playroom, a pet spa, a residents’ lounge, an outdoor terrace with kitchens and dining areas, and a private gym with an adjacent flexible space that can be converted from a sports court to a movie theater.
The property is located close to the 96th Street station, servicing the 1, 2, and 3 trains.
2505 Broadway’s construction is anticipated to be finished sometime later this year.
