The affordable housing lottery has launched for 61-63 Pitt Street, a 12-story residential building on the Lower East Side of Manhattan. Designed by Frank J. Quatela Architects and developed by Paul Stallings of 6 Strong Realty LLC, the structure yields 59 residences. Available on NYC Housing Connect are 18 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $45,258 to $187,330.
Amenities include pet-friendly policies, virtual doorman, storage, a shared laundry room, package lockers, gym, and greenspace including a rooftop terrace. Residences come equipped with air conditioning, washers and dryers, high-speed internet, dishwashers, hardwood floors, and name-brand appliances, countertops, and finishes. Tenants are responsible for electricity.
At 70 percent of the AMI, there is one studio with a monthly rent of $1,320 for incomes ranging from $45,258 to $74,760; four one-bedrooms with a monthly rent of $1,391 for incomes ranging from $47,692 to $84,070; and one two-bedroom with a monthly rent of $1,626 for incomes ranging from $55,749 to $100,870.
At 130 percent of the AMI, there are two studios with a monthly rent of $2,574 for incomes ranging from $88,252 to $138,840; eight one-bedrooms with a monthly rent of $2,734 for incomes ranging from $93,738 to $156,130; and two two-bedrooms with a monthly rent of $3,237 for incomes ranging from $110,983 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 13, 2022.

this is INCOME LINKED HOUSING and only affordable to upper middle income and upper income people., not low income people.
This is a taxpayer subsidy for rich developers

It’s “affordable” for people in those income bands. The alternative is to do away with the property tax incentive altogether, so that developers only create luxury housing.
