Excavation is progressing at 327 Broome Street, the site of a six-story residential building in the Bowery section of Manhattan’s Lower East Side. Designed by Kutnicki Bernstein Architects and developed by The Rinaldi Group, the 8,586-square-foot structure will yield five condominium units. BAM Developers is listed as the owner of the property, which is situated on a 25-foot-wide interior lot between Bowery and Grand Street.
Recent photographs show an excavator unearthing the rectangular parcel behind the wooden sidewalk fence. Work is already several feet below street level at the rear of the lot, and YIMBY expects foundations to begin assembly over the winter months.

The property was formerly occupied by a two-story building, as seen in the below Google Street View image. The walls of the adjacent structures are painted white where the demolished structure abutted them.

The main rendering depicts the northern elevation with an earth-toned brick façade surrounding a symmetrical fenestration of floor-to-ceiling windows with bronze-hued mullions and Juliet balconies. The main entrance is located along the northeastern corner of the ground floor, and the building culminates in a flat parapet lined with shrubbery for what will likely become an outdoor roof deck. A list of potential residential amenities has yet to be publicly announced.
The nearest subways from the development are the B and D trains at the Grand Street station to the east and the J and Z trains at the Bowery station to the north on Delancey.
