Demolition preparations are underway at 156-166 Bowery, the site of a forthcoming seven-story commercial building in Nolita, Manhattan. Designed by Perkins + Will Architects and developed by Kinsman Property Group, a joint venture between Madison Group and State Building Group, the 85-foot-tall structure will yield 72,441 square feet of office space. The 15,000-square-foot property is currently occupied by seven vacant low-rise buildings by the corner of Bowery and Kenmare Street.
Recent photographs show a sidewalk shed and plastic barriers set up around the first set of buildings on the southern half of the block. Plywood boards are in place over nearly all of the ground-floor storefronts, which formerly operated as lighting supply stores, while many of the upper windows have been left open among layers of graffiti from years of neglect. YIMBY expects all seven buildings at 156-166 Bowery to be fully razed by next spring.
The single-story building at 150-154 Bowery is the only building on the block not included in the assemblage for the new structure.
Permits were recently reissued for the demolition of all seven abutting structures, which were formerly owned by the late real estate mogul Brandon Miller and range from three to four stories and stand between 38 and 45 feet tall. Professional Engineer Robespierre Aristilde is listed as the applicant of record for the demolition filings. The estimated demolition cost for each building is listed at $50,000.
The development team began acquiring the assemblage in 2016 with the $23.5 million purchase of 162-166 Bowery and air rights, followed by the $30 million acquisition of 156-160 Bowery the following year.
The nearest subways from the development are the J and Z trains at the Bowery station.
A completion date for 156-166 Bowery, as well as architectural renderings, have yet to be released.

Losing all that housing for an office building?
Losing that shtty run-down housing* is not worth saving at all. I bet thousand bucks any one of those units has been taken over by squatters or became a crack house.
Because nothing has ever been renovated before. Just admit anything that’s not not sparkling or shiny scares you.
“Not not?” Are having a stroke or something Mayor Kenny? I hope so. Please drop dead so we never hear another unhinged comment from you. No funeral deserved, unless it’s as hastily done as Hitler’s.
I don’t even know who tf you are Mayor Kenny, so why are you talking to me like you do?? Go curl yourself up in those buildings and don’t leave when they knock them to the ground
Mayor Kenny please seek therapy and stop bashing the site with your toxic behavior, pestering tone, and unnerving insults
You should talk to a therapist about your obsession with Mayor Kenny!
They were probably used for storage for the lighting store and wholesaler. I doubt anyone has lived in these buildings for the past 90 years.
What a ridiculous comment!
Geisel, why are you so keen on defending Mayor Kenny and his wrongful toxic behavior? Perhaps YOU should also be the one seeking help
Ten different people all piling on one guy within a few hours of each of his posts is a little suspicious. Have you considered maybe he likes the attention and derailing the comments section?
It’s called having internet access by hundreds of millions of people across the country to a website posting every day at the same times 🤦🏼♀️ And you’re concerned about only 10 people that were smart enough to make mayor Kenny feel accountable for his antics? I’m more concerned more people haven’t called him out yet. And I still don’t see why you’re being an accessory by supporting the way he treats and talks to people. Says a lot about your character and behavior too.
Good riddance to all that mess and filth. I don’t see why anyone would want to salvage these derelict buildings after years of neglect.
You are 10 of the most boring people on this forum
SHUT.THE.FUCK.UP.MAYOR KENNY 🖕🖕🖕
“10 or the most boring people blah blah blah…” What sort of weak ass intimidating bullshit are you tryin to pull on RA Kleinman, or anyone that gets on your nerves? Like do you keep tabs on Yimby commenters that piss you off or something? Enough of your bullshit & baseless comments.
You’re easily the number one asshole on this site cuz nobody talks as much shit as you do. Not surprised if you don’t see that because you’re a fucking miserable deadbeat dumbass who probably never said a positive or constructive comment from the first time you started talking shit on YIMBY. That shouldn’t surprise me or anyone to see a cunt opens their mouth the way you do.
So typical of toxic men like you Mayor Kenny to drop an insult, hear a surge of outrage against you, and go silent. Grow a pair of balls and stop being a f*cking p*ssy a$$ coward and lazy motherf*cker with all bark and no bite.
Wow
Well this is a friendly comments section
Leave it to corrupt mayor kenny who never fails to stir the pot. his fat fingers typing must be the only form of movement and exercise he gets out of his body
You get what you put out in the world. If mayor Kenny still thinks the sh*t he throws at people won’t get thrown back at his face, he’s more of a stubborn d*ckhead than I thought. I stand with Elliot’s comment above.
This is what happens when men don’t seek help and let their egos rule their minds with unchecked anger. Mayor Kenny sounds like a danger to the public
At least I got to see One World Trade Center, that appeared to erase these unskilled graffiti: Thanks.
Recent subscriber here 🙋🏻♀️ What does Mayor Kenny have against Yimby/Yimby commenters? Never seen someone sound so irritated and having the urge to attack random online users; I hope he doesnt act the same way in public
With so much office space still unoccupied, what made the developers believe that they will find commercial tenants? I would venture to guess that residential units are more needed.
Well, Chobani is taking up all 121,000 square feet of space at 350 Bowery at the northern tip of the street. That should be an example and clear proof of increasing demand for NEW office space
Lol at this comment section
