Demolition Set to Begin at 156-166 Bowery in Nolita, Manhattan

Demolition preparations are underway at 156-166 Bowery, the site of a forthcoming seven-story commercial building in Nolita, Manhattan. Designed by Perkins + Will Architects and developed by Kinsman Property Group, a joint venture between Madison Group and State Building Group, the 85-foot-tall structure will yield 72,441 square feet of office space. The 15,000-square-foot property is currently occupied by seven vacant low-rise buildings by the corner of Bowery and Kenmare Street.

Recent photographs show a sidewalk shed and plastic barriers set up around the first set of buildings on the southern half of the block. Plywood boards are in place over nearly all of the ground-floor storefronts, which formerly operated as lighting supply stores, while many of the upper windows have been left open among layers of graffiti from years of neglect. YIMBY expects all seven buildings at 156-166 Bowery to be fully razed by next spring.

The single-story building at 150-154 Bowery is the only building on the block not included in the assemblage for the new structure.

Permits were recently reissued for the demolition of all seven abutting structures, which were formerly owned by the late real estate mogul Brandon Miller and range from three to four stories and stand between 38 and 45 feet tall. Professional Engineer Robespierre Aristilde is listed as the applicant of record for the demolition filings. The estimated demolition cost for each building is listed at $50,000.

The development team began acquiring the assemblage in 2016 with the $23.5 million purchase of 162-166 Bowery and air rights, followed by the $30 million acquisition of 156-160 Bowery the following year.

The nearest subways from the development are the J and Z trains at the Bowery station.

A completion date for 156-166 Bowery, as well as architectural renderings, have yet to be released.
