Construction is now underway at 19-00 Pollitt Drive, a new 55-plus rental community developed by Kushner in Fair Lawn, New Jersey. The building will comprise 307 residences, including 46 affordable housing units, and assortment of indoor-outdoor amenity spaces.
The new building will top out at four stories and replace a vacant, single-story office building. Renderings illustrate a mixed-material façade with white and gray cladding, a standard punched window system, and coated metal balconies set above the courtyards.
“This development will transform an underutilized property into a residential offering that will provide a new level of luxury in this area while filling a critical need in Fair Lawn,” said Michael Sommer, executive vice president of development and construction at Kushner. “We worked closely with Mayor Peluso, the Borough Council, and the Planning Board on a shared vision to create more housing opportunities in town for active adults. We appreciate their support and guidance and are delighted to break ground today on what will be an important community asset for years to come.”

The development’s health and wellness amenities will include a gym, a yoga studio, a spa room, a sauna, and a steam room. Tenants will also have access to hair styling and manicure stations, a massage room, a clubroom, a flexible multi-purpose room, a game room, a conference room, a movie room, a library, and a pet spa.
The two landscaped courtyards within the property will offer an outdoor swimming pool, pergolas, a putting green, a bocce court, a fire pit, and grilling stations.
Pricing has not been announced for the collection of one and two-bedroom apartments. Kushner expects for construction to complete by the second quarter of 2025.
