New Look: 190 South 1st Street, 13-Story Williamsburg Project by ODA

Last July, YIMBY posted the first look for a building coming to 190 South 1st Street, in Williamsburg. While the glimpse offered a take on part of the design, it left out bits and pieces. Now, we have the full rendering (albeit in black and white), which confirms the ODA-designed project should indeed be one of the more attractive new developments in the neighborhood.

Adam America is developing, and per DOB filings, the building will span 38,957 square feet. The tower component will rise 13 stories tall, with 30,693 square feet of residential space divided between 32 units. On the first and second floors, 8,264 square feet will be used as a community facility, which will apparently be home to a daycare center. Given the average unit size (nearly 1,000 square feet) and the project’s attractive and PTAC-free design, condos would appear likely.

Above the community facility, the project will include a fair amount of open space, offering creative use of a rooftop that would otherwise be barren. ODA typically integrates open or natural space into their designs, and this is also evident in the balconies that wrap around the residential floors of 190 South 1st Street.

Besides expanding the field of view, the new images leave everything else unchanged, which is hopefully a good sign that the current design for 190 South 1st Street will indeed be built. Besides integrating an active community facility along its lower levels, the building will be one of the best additions to the neighborhood skyline in years, though its relatively short height will translate into invisibility outside of the immediate vicinity.

No formal completion date has been announced.
