The affordable housing lottery has launched for Gotham Point North Tower, a 57-story high rise at 1-15 57th Avenue in Hunters Point South. Designed by Handel Architects and developed by Gotham Organization and Riseboro Community Partnership, the structure yields 692 residences. Available on NYC Housing Connect are 463 units for residents at 30 to 165 percent of the area median income (AMI), ranging in eligible income from $16,183 to $273,075.

Residents have access to over 50,000 square feet of amenities including pet-friendly policies and a dog washing station, a garage with electric vehicle charging stations, a shared laundry room, common area wifi, gym, yoga and dance studio, media room, recreation room, business center, children’s room, rooftop terrace, senior center, concierge, on-site resident manager, and a community center with community events and classes. Units include name-brand kitchen appliances, countertops, and finishes, air conditioning, and dishwashers.

At 30 percent of the AMI, there are 51 units with a monthly rent ranging from $397 to $683 for incomes ranging from $16,183 to $49,650. At 50 percent of the AMI, there are 67 units with a monthly rent ranging from $738 to $1,274 for incomes ranging from $27,875 to $82,750. At 80 percent of the AMI, there are 35 units with a monthly rent ranging from $1,250 to $2,161 for incomes ranging from $45,429 to $132,400. At 125 percent of the AMI, there are 138 units with a monthly rent ranging from $1,643 to $2,841 for incomes ranging from $58,903 to $206,875. At 165 percent of the AMI, there are 172 units with a monthly rent ranging from $2,070 to $3,580 for incomes ranging from $73,543 to $273,075.

    This is INCOME LINKED HOUSING AND only affordable to middle income and upper income people, not low income people of this neighborhood.
    These rents are market rate.

      I’ve been a tenant, an owner, a Realtor, a Developer.
      Now I’m retired and own only my own home and some vacant land, which I’m planning to dispose of shortly.
      Let’s face it, Real Estate is a numbers game. I’ve been on both sides and believe me, these meg-bucks types and their enablers…from Banks to Union bosses…care only about the bottom line.
      The Nomenclature you reference is just a tool that helps them to rake in Billion$$$, while our fellow NYers sleep in the subway or their cars.

  2. Is not worth applying for lotteries apartments
    I had applied for 25 apartments not one reached my application and is not fair at all
