Excavation and foundation work is underway at 64 University Place, the site of an 11-story residential building in Greenwich Village. Designed by Kohn Pedersen Fox and developed by Bsafal, the 125-foot-tall, 55,000-square-foot structure will yield 28 condominium units with sales and marketing led by Fredrik Eklund and John Gomes of the The Eklund ǀ Gomes Team at Douglas Elliman Real Estate, as well as a community facility and ground-floor retail space. SPACE Copenhagen is the interior designer, Deborah Nevins is the landscape designer, and CNY Group is the general contractor for the property, which is located between East 10th and East 11th Streets. Ancora Enginerring is the SOE and foundations engineer and McNamara Salvia is the structural engineer.
Recent photos show the site cleared of the four-story building that was demolished in 2021, and machinery working below grade. An excavator is unearthing portions of the plot and concrete formwork is in the process of outlining some of the interior walls in preparation for an imminent pour.

Renderings show the building clad in red brick with wide sculpted arches across the main elevation. The upper half features stepped setbacks for private terraces topped with extensive landscaping, including large trees and climbing vegetation. The structure is capped with a flat parapet with a landscaped roof terrace.
The residential program will feature nine one-bedrooms, 13 two-bedrooms, four three-bedrooms, and two penthouses. Amenities include a fitness center with steam room in the basement, a residential lounge, a private garden, and a 24-hour doorman.

The project is located near Union Square Park and Washington Square Park, and surrounded by a host of shops and restaurants. The site is also close to a number of subways including the 4, 5, 6, N, Q, R, W, and L trains at the 14th Street-Union Square station, the R and W trains at the 8th Street-NYU station, and the A, C, E, B, D, F, and M trains at the West 4th Street-Washington Square station.
64 University Place has an estimated completion date of fall 2023.
