No new building permit has been filed for 1247 Atlantic Avenue, but YIMBY has come across a rendering on designer AB Architekten’s website for what appears to be a new 10-story apartment building.
The project would sit on the north side of Atlantic, just to the east of Nostrand Avenue. If built, the apartments – we’re guessing rentals, based on the PTACs visible in the rendering – would be the most prominent new building in one of Bed-Stuy’s most visible corners, with pedestrians streaming in to shop at stores on Fulton, or to the Long Island Rail Road at Nostrand Avenue, the express A/C stop on Fulton, and the busy B44 bus around the corner.
The property is currently home to a few one-story taxpayer retail buildings, and was rezoned in 2007 to allow mid-rise apartment buildings. With a lot size of 6,640 square feet, nearly 28,000 square feet of net usable space is allowed by zoning – enough for up to around 35 apartments and a bit of ground-floor retail.
A South Williamsburg-based LLC picked up the property two months ago for $3.55 million, or $127 per buildable square foot.
