Construction has topped out on 270 Johnston Avenue, a 24-story residential tower in Jersey City’s Bergen-Lafayette neighborhood. Designed by Marchetto Higgins Stieve Architects and GRT Architecture and developed by Alpine Residential and Fields Grade, the structure will yield 169 rental units, a collection of amenity spaces, a small parking lot, and roughly 9,000 square feet of retail spread across the ground and second floors.
“We envisioned 270 Johnston Avenue as a gateway building into Jersey City as it soars high above the NJ Turnpike extension and is highly visible to drivers entering the city,” said Fields Grade partner Robert J. Caulfield. “We’re excited to see that vision moving closer to a reality as we reach the full height of the building and recognize the collective efforts of our construction and design teams who have helped get us here.”

Renderings show the façade composed of dark gray metal paneling, stone veneer, and an asymmetrical window system that creates a mosaic effect when viewed at a distance. The residential program features 23 studios, 104 one-bedrooms, 21 two-bedrooms, and 21 three-bedrooms. A small percentage of available apartments will be marketed as affordable housing units.
Amenity spaces will include a fitness center with CrossFit equipment, a package room, an indoor resident lounge, communal kitchen, coworking spaces, and a gaming room. On the 24th floor, there will also be an outdoor roof deck with a plunge pool, grilling stations, and dining areas.
The building is expected to debut in early 2024.

It’s a good design.
But saying it is “above the NJ Turnpike extension and is highly visible to drivers entering the city” is not a good selling point.
Should have said, “the _scenic_ NJ Turnpike extension”!
Just glad to see this kind of development taking place in that area of JC. I think the proximity to LSP is just great and am looking forward to further developments in that area
