New permits have been filed to enlarge a two-story structure into a 12-story mixed-use building at 134-16 35th Avenue in Flushing, Queens. Located between Prince Street and Farrington Street, the lot is within walking distance of the Main Street subway station, serviced by the 7 train. Hanjun Bai of H&Z Building Corp. is listed as the owner behind the applications and previously filed permits in May 2022 for a 10-story, 43,987-square-foot development.
The proposed 100-foot-tall development will yield 57,454 square feet, with 49,527 square feet designated for residential space, 7,874 square feet for commercial space, and 51 square feet for community facility space. The building will have 69 residences, most likely rentals based on the average unit scope of 717 square feet. The concrete-based structure will also have a cellar, a 63-foot-long rear yard, 37 open parking spaces, and 61 enclosed parking spaces.
Fran (Feng) Huang of HPL Engineering is listed as the applicant, same as in the previously filed permits.
Demolition permits will likely not be needed as the development requires an expansion. An estimated completion date has not been announced.

This project stands next to the oldest brick apartment building in Flushing. It is adjacent to the site of the RKO Keith theater that was demolished, its lobby being preserved as a landmark, and nothing more done for years. Given all the other construction going on in Flushing, this is mysterious.
