Permits have been filed to enlarge a two-story structure into a ten-story mixed-use building at 134-16 35th Avenue in Flushing, Queens. Located between Prince Street and Farrington Street, the lot is within walking distance of the Main Street subway station, serviced by the 7 train. Hanjun Bai of H&Z Building Corp. is listed as the owner behind the applications.
The proposed 100-foot-tall development will yield 43,987 square feet, with 36,060 square feet designated for residential space, 7,874 square feet for commercial space, and 51 square feet for community facility space. The building will have 50 residences, most likely rentals based on the average unit scope of 721 square feet. The steel-based structure will also have a cellar, a 63-foot-long rear yard, 50 open parking spaces, and 50 enclosed parking spaces.
Fran (Feng) Huang of HPL Engineering is listed as the applicant.
Demolition permits will likely not be needed as the development requires an expansion. An estimated completion date has not been announced.

Sooooooooo… Lemonade Stand?
Two larger projects are well underway across the street. The building on the right in the photo was likely the first brick apartment building in Flushing whose apartment boom was largely post-WWII. The big question on that block is what will become of the now demolished RKO Keith Theater site that fronts on Northern Blvd. The preserved lobby stands in a waterproof structure. The small building to the west of the theater site is now for sale and an obvious opportunity for a larger project.
