The affordable housing lottery has launched for 509 Third Avenue, a 36-story mixed-use building in Murray Hill, Manhattan. Designed by Ismael Leyva Architects and developed by Lalezarian Properties, the structure yields 229 residences. Available on NYC Housing Connect are 58 units for residents at 40 to 130 percent of the area median income (AMI), ranging in eligible income from $29,040 to $187,330.

Amenities include pet-friendly policies, bike storage lockers, recycling center, security guard, gym, party room, outdoor spaces including a rooftop terrace, media room, and on-site resident manager. Residences come equipped with washers and dryers, dishwashers, air conditioning, hardwood floors, charging outlets with USB ports, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 40 percent of the AMI, there are eight studios with a monthly rent of $772 for incomes ranging from $29,040 to $42,720; 11 one-bedrooms with a monthly rent of $823 for incomes ranging from $31,132 to $48,040; and four two-bedrooms with a monthly rent of $981 for incomes ranging from $37,406 to $57,640.

At 60 percent of the AMI, there are six studios with a monthly rent of $1,190 for incomes ranging from $43,372 to $64,080; 12 one-bedrooms with a monthly rent of $1,271 for incomes ranging from $46,492 to $72,060; and five two-bedrooms with a monthly rent of $1,518 for incomes ranging from $55,818 to $86,460.

At 130 percent of the AMI, there are four studios with a monthly rent of $2,653 for incomes ranging from $90,960 to $138,840; six one-bedrooms with a monthly rent of $2,838 for incomes ranging from $97,303 to $156,130; and two two-bedrooms with a monthly rent of $3,397 for incomes ranging from $116,469 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 26, 2023.
