Workers are putting the finishing touches on 150 Richardson Street, a boutique condo building that’s flown under the radar but is set to open next month.
The design, by Astoria-based Christopher Papa Architects, eschews the glassy, modern Williamsburg vernacular for light brick and oversized casement windows, with large factory-like arches over double-height windows crowning the asymmetrical building.
The building has eight units – one loft, five one-bedrooms (one “duplex garden residence,” per the website, and two units with private roof terraces and another two with balconies at the back of the property), and two two-bedroom duplex penthouses, with 12-foot ceilings and private terraces.
Black Diamond Development is responsible for the project. The 25-foot-wide vacant lot was picked up in 2012 for $925,000, or twice what the seller paid for it two years earlier.
Pricing for 150 Richardson’s condos has not yet been revealed, but if recent sales nearby are any guide, the units will fetch around $1,200 per square foot.
Development of condo buildings in East Williamsburg started after the rezoning during the end of the last market cycle. But with the trendier North and Southsides nearly built out and prices rising quickly, condo developers have achieved dominance this cycle over those building rentals in East Williamsburg (YIMBY covered two projects yesterday), with rental builders pushed out to Bushwick.
