A redesign has been revealed for 159 Broadway, a 12-story residential building in Williamsburg, Brooklyn. Designed by Stonehill Taylor and developed by Joyland Management under the One Fifty Nine B LLC, the 125-foot-tall structure will span 107,211 square feet and yield 99 rental units with an average scope of 827 square feet. The project will also include 9,065 square feet of community facility space and 16,249 square feet of ground-floor commercial space. The property is located between Bedford and Driggs Avenues, directly west of the landmarked Williamsburgh Dime Savings Bank and south of the elevated roadways connecting to the Williamsburg Bridge.

The rendering previews a rectangular massing with a setback across the entire seventh story on the main southern elevation and a cantilever over the neighboring building to the west. The façade will be composed primarily of earth-toned brick surrounding a grid of large industrial-style windows, along with five protruding volumes clad in red brick with arched fenestrations at their tops. Numerous balconies with glass railings will be spread across the main elevation, and the residential entrance will sit at the center of the building beneath a metal canopy. Transom windows will line the street for the basement level.

Crews have installed new metal fencing and construction barriers along the sidewalks as work readies to resume on the long-stalled project.

The below rendering shows the former 26-story design for 159 Broadway before work stalled in 2020. At 277 feet tall, this iteration would have risen prominently above the neighborhood with a contemporary aesthetic that would have contrasted with the surrounding traditional architecture, particularly that of the abutting 151-year-old Williamsburgh Savings Bank to the east.

Joyland Management acquired the development from the former developer Madison Realty Capital for $30 million in January. Levon Ny Cxxvi LLC provided financing for the project. In May, Mendel Berkowitz and David Tabak of Borough Developers secured a $23.5 million construction loan from Valley National Bank.

Amenities will include a lobby, fitness center, communal rooftop terrace, bike storage room, and a lounge.

The nearest subways from the ground-up development are the J, M, and Z trains at the elevated Marcy Avenue station to the east over Broadway.

159 Broadway’s anticipated completion date is slated for winter 2028, as noted on the info board.

  5. Eyesore. This project was stalled for years and a few months ago, started up again. This neighborhood doesn’t need housing for transplants.

  6. Not sure what the complaints are about this redesign looks 10x better and provides more housing.

    People seem to complain for the sake of complaining.

    This is certainly better than the previous proposed freak show. But that cantilever looks just too dumb for words.

  8. I thought the image glitched, but no, it’s just the most architectually incongruous cantilever in living memory. If you wanted the original height next to that gorgeous domed bank, hire RAMSA and everyone’s happy.

  11. Studio apartments – basically a small closet with a window – will likely be offered up at 4500/mo.
