A pair of private investors has revealed plans to redevelop a historic homestead into an assisted living and memory care facility in Nassau County, Long Island. Led by Charles Ferraro and Nicholas Racanelli, the three-story building in Bay Shore will debut as Netherbay at Bay Shore and contain 72 individual apartments and advanced medical care and rehabilitation facilities.
Constructed in the 1800s, the original property was once home to the family of Charles Gulden, founder of America’s Gulden’s Mustard brand. The project team will emulate the existing design and character of the home to honor its charm and local historic significance. When complete, senior residents will have access to indoor and outdoor amenity spaces, including communal dining and lounge areas, an outdoor garden, walking paths, a pavilion for outdoor entertainment, and on-site fitness and recreational spaces.
“We are dedicated to ensuring that Netherbay at Bay Shore provides the highest level of services in an idyllic setting that pays homage to the Gulden family and everything that makes Long Island’s south shore a forever destination,” said Ferraro.
In July, Greystone supported the project with a $25.2 million construction loan, following a slowdown during the pandemic. Since then, the project team has not announced an updated construction schedule for Netherbay at Bay Shore.

Bay Shore is in Suffolk County, not Nassau.
I was just going to write the same comment, but you beat me to it. I now live in Phoenix, AZ and am two hours behind NY when it’s standard time, and three hours behind now when the rest of the country is on Daylight Savings Time; AZ is on Standard time year ’round.
It would be really useful if there was an address or some other identifying information to locate the site.
