Work continues to progress on 27-01 Jackson Avenue, a 27-story residential tower in the Court Square district of Long Island City, Queens. Designed by SLCE Architects and developed American Lions, a joint venture between Fetner Properties and Lions Group, the 151,141-square-foot structure will yield 164 rental units with one-third reserved for affordable housing, as well as ground-floor retail space and approximately 90 parking spaces on the first three levels of the building. Lions Group II, LLC is the general contractor for the property, which is located at the corner of Jackson and 43rd Avenues.
The rest of the reinforced concrete superstructure had been finished and topped out since our last update in early April. The floor-to-ceiling glass curtain wall has also risen higher up the sides of the tower. It now covers the entire multi-story podium and is approaching the uppermost levels of the building. The area where the hoist is attached to the southeastern elevation will be the last portion to fill in once this begins to be disassembled. The glass envelope is composed of transparent and opaque panels with an aquamarine hue, while metal grilles are visible on the lower levels just above the wraparound sidewalk shed. King Contracting Group is in change of installing all of the EIFS panels, CMU blocks, and ground-floor stone paneling.
Below are updated renderings by Flower Design Studio that show the updated glass cladding designs for both 27-01 Jackson Avenue and its taller neighbor, The Italic, at 26-32 Jackson Avenue directly across the street. Landscaping populates the rooftop of the podium for 27-01 Jackson Avenue and metal panels line the stepped crown and mechanical bulkhead. Despite the differences in height, square footage and number of units, both towers are being designed by SLCE Architects and feature similar elements and materials that make up the curtain wall.
The property conveniently sits in the middle of four major subway station in the heart of downtown Long Island City which are the Queens Plaza stop to the northeast, servicing the E, F, and R lines; the elevated Queensboro Plaza station to the north for the 7, N and W lines; and both the interconnected Court Square and Court Square-23 Street stops to the southeast that service the 7, E, F, and G lines.
YIMBY anticipates 27-01 Jackson Avenue’s complete construction to occur sometime in the latter half of 2024.

It’s gotten to the point that I literally can’t distinguish some SLCE designs from each other. Just rectangular prisms with Revit default curtain walls applied.
Pair that with Queens’ wacky street address system and you’ve got a situation where people will entering the wrong buildings. 😆

100% agree on this topic. The new density is great. And there are some notable buildings that have opened up here. But most of the new LIC architecture looks like a Dallas off-ramp.
