37-38 31st Street’s Exterior Takes Shape in Dutch Kills, Queens

Exterior work is beginning to take shape on 37-38-31st Street, a four-story commercial building in Dutch Kills, Queens. Permits from early 2017 listed Chang Park Architect P. C. as the architect for the project, which involves the construction of a three-story reinforced concrete addition above a single-story industrial building formerly occupied by Ferrara Manufacturing. Dutch Vortex LLC is the owner and general contractor for the property, which is located on an interior lot between 37th and 38th Avenues.

Recent photographs show the addition topped out and partially enclosed with metal frame studs lining the edges of the new floor plates. The broad eastern elevation features two rows of tall rectangular windows overlooking the adjacent elevated subway tracks, while the slimmer northern and southern profiles contain the egress shafts and core walls that serve all levels up to the roof. The existing brick-clad building below is in the process of being gutted and repurposed for commercial use. It seems likely that this structure’s original roof parapet will be topped with a terrace beneath the new cantilevering superstructure.

No finalized renderings or amenity list have been revealed for the project, but it’s conceivable that the roof will be topped with an additional terrace for occupants.

The property is located one block from the elevated 39th Avenue subway station, serviced by the N and W lines.

A completion date for 37-38 31st Street has also yet to be announced.

  4. Very interesting watching it being built while riding the subway. Article doesn’t mention the square footage which seems to be a serious omission for NY YIMBY.
