Construction is ramping up on Iron Horse Labs, an eight-story life sciences facility at 309 East 94th Street on Manhattan’s Upper East Side. Designed by Perkins + Will and developed by Elevate Research Properties, the life sciences subsidiary of Taconic PartnersNuveen Real Estate, and Flatiron Equities, the 200,000-square-foot project involves the renovation and re-cladding of the existing structure and the construction of an expansion directly adjacent to it. The facility’s name is a nod to the nickname of New York Yankees legend Lou Gehrig, who was born at the address in 1903. 309 East 94th Street Property Owner LLC is the owner and JRM Construction Management is the general contractor for the property, which is situated on a large interior lot between First and Second Avenues.

Recent photographs show steel pilings already inserted into the ground where the addition will extend from the existing structure. We can also see the cutouts of the floors, the east-facing exterior walls and windows that will eventually be removed, and rounded columns on each level.

The below images show the warm-colored surface and red bricks that are still in place on the original building. A tall sidewalk shed and a metal staircase wrapped in black netting shroud a portion of the exterior in preparation for the re-cladding process.

The main rendering shows 309 East 94th Street’s new façade comprised of a metallic gray paneling system with new floor-to-ceiling windows and outdoor terrace space on the setback. A large mechanical bulkhead will sit on the easternmost end of the roof parapet. Inside will be double-height research and laboratory spaces for research organizations, academic medical institutions, or life science and healthcare investment firms, as well as multiple loading bays on the ground floor and an unspecified list of tenant amenities.

The closest subway from the site is the Q train at the 96th Street station on Second Avenue.

309 East 94th Street’s anticipated completion date is slated for the summer of 2025, as noted on site.
