The 24th-tallest building on our year-end construction countdown is 15 Hanover Place, a 463-foot-tall residential tower nearing completion in Downtown Brooklyn. Designed by Fogarty Finger and developed by Lonicera Partners, the 34-story structure will span 295,000 square feet and yield 314 apartments, with 95 reserved for affordable housing, as well as 9,000 square feet of ground-floor retail space. Rabina is the co-developer and Noble Construction Group is the general contractor for the property, which was formerly addressed as 23 Hanover Place and is located at the corner of Livingston Street and Hanover Place.
Significant progress has occurred since our last update in June, when the reinforced concrete superstructure had just passed the halfway mark, followed closely behind by the installation of the distinctive red façade. Recent photos show the tower built to its pinnacle and almost fully enclosed in its exterior of metal paneling and floor-to-ceiling windows. Only a handful of sections remain, including the ground floor, parts of the mechanical bulkhead, and the strip in the rear northern elevation where the construction hoist is still attached.

The renderings in the main photo and below preview the look of 15 Hanover Place’s first story, which will feature broad arches framing the main entrance and retail frontage, and will be topped with a landscaped terrace. The mechanical bulkhead will be enclosed in contrasting gray paneling, and the surrounding parapet is shown lined with a glass railing for a roof terrace.

The property is located near a plethora of subway lines including the B, Q, and R trains at the DeKalb Avenue station to the north; the 2, 3, 4, and 5 trains at the Nevins Street station to the east; and the A, C, and G trains at the Hoyt-Schermerhorn station to the west.
The project is being built with the help of $134 million in construction financing arranged by Cushman & Wakefield from Santander and City National Bank. 15 Hanover Place has an anticipated completion date of winter 2024, as noted on site.
