Housing Lottery Launches for Arris Grand at 445 Grand Avenue in Clinton Hill, Brooklyn

The affordable housing lottery has launched for Arris Grand, a nine-story residential building at 445 Grand Avenue in Clinton Hill, Brooklyn. Designed by Fogarty Finger and developed by KD Sagamore-Ranger Fulton LLC, the structure yields 113 residences, 7,652 square feet of ground-floor commercial space, and a 4,362-square-foot community center for the Seventh Day Adventist Church. Available on NYC Housing Connect are 34 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $55,715 to $198,250.

Residences offer open layouts with large windows, stainless steel appliances, and in-unit washers and dryers. Amenities include an attended lobby with package room, pet spa, gaming lounge, fitness center, art studio, media lounge, terrace lounge, lookout lounge, bicycle storage, parking garage, eighth floor terrace lounge, landscaped rooftop deck with a dog run, and a landscaped terrace with a wet bar, pantry, barbecue grills, and indoor-outdoor dining areas. Tenants are responsible for electricity with heat. Rent includes cooking gas and hot water.

At 80 percent of the AMI, there is one studio with a monthly rent of $1,550 for incomes ranging from $55,715 to $90,400; 14 one-bedrooms with a monthly rent of $1,651 for incomes ranging from $60,446 to $101,680; and five two-bedrooms with a monthly rent of $1,961 for incomes ranging from $73,029 to $122,000.

At 130 percent of the AMI, there are 11 one-bedrooms with a monthly rent of $3,094 for incomes ranging from $106,080 to $165,230, and three two-bedrooms with a monthly rent of $3,689 for incomes ranging from $126,480 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 29, 2024.
