Permits have been filed to expand a two-story commercial structure into a four-story mixed-use building at 899 Fulton Street in Clinton Hill, Brooklyn. Located between Vanderbilt Avenue and Clinton Avenue, the lot is near the Clinton-Washington Avenues subway station, serviced by the C train. Moses Karpen of Waterfront Property Management is listed as the owner behind the applications.

The proposed 57-foot-tall development will yield 11,075 square feet, with 8,912 square feet designated for residential space and 2,163 square feet for commercial space. The building will have 13 residences, most likely rentals based on the average unit scope of 685 square feet. The steel-based structure will also have a penthouse and a 30-foot-long side yard.

Studio Gallos is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.

  1. This is one of the rare occasions where the “Vanessa Londono” template is actually correct. Going by the renderings it does indeed look like the existing building will be vertically expanded rather than razed and rebuilt. Given the small footprint and the character of that stretch of Fulton that is a decent solution.

  2. It’s amazing that there are still blocks in places adjacent to Downtown Brooklyn that still look like small town America. But you better take a good look while they last.
