Construction Nears Completion on 609 Second Avenue in Kips Bay, Manhattan

Construction is approaching the finish line on 609 Second Avenue, an 18-story residential building in Kips Bay, Manhattan. Designed by Fischer + Makooi Architects and developed by The Horizon Group, the 212-foot-tall structure will span 74,528 square feet and yield 65 condominium units in studio to three-bedroom layouts, with sales led by Ariel Tirosh and Team at Douglas Elliman. The property is located on an interior lot between East 33rd and 34th Streets, just south of Murray Hill.

Exterior work has largely wrapped up since our last update last July, when the reinforced concrete superstructure was in the process of being enclosed in the grid of floor-to-ceiling windows within the framework of waterproofing boards. Recent photos show nearly all of the windows in place and charcoal-hued brick and earth-toned paneling covering the exterior. The upper levels feature a lively design with stepped setbacks and balconies with flowing curves, and the building culminates in a flat roof with a mechanical bulkhead. Scaffolding and black netting still cover portions of the first three stories, but should be removed in the coming weeks as work finishes up.

609 Second Avenue will house four to five units per level up to the 14th floor. Above will be full-floor penthouses with private terraces from the 15th through 18th stories. Amenities will include a 24-hour concierge and attended lobby, a lounge, a fitness center with a yoga room, a half basketball court, and a rooftop sundeck with designated cooking and dining areas.

The nearest subway from 609 Second Avenue is the 6 train at 33rd Street station to the west along Park Avenue South. Also nearby to the north are the 4, 5, 7, Shuttle, and Metro-North trains at Grand Central station.

609 Second Avenue is anticipated to be completed before the end of the year.

    A very odd color combination. And the typical afterthought very dull ground floor design.

  5. They had $ for curved bricks but not curved glass.

    Weird.

  6. Despite the glaring problem with the non-curved glass, I love the balconies, especially the upper ones. Their curves add a lot to what would otherwise be a dark and heavy facade. They are integral to the design and not merely added on, and because they are not hanging onto a flat wall, they seem private. Like others have already commented, I am dismayed by the use of flat glass at the corners. What a pity.

    The top half is silly, jazzy, fun – why not???? The bottom half is dull, dull, and more dull —- EXCEPT for the ground floor which is dull to the 4th power!! Looking at it from grade you can’t see the fun top!

  8. Only the top few floors are interesting unfortunately. One has to look up (we generally don’t) to see the top few floors. Too bad an opportunity was missed. NO MORE BLAND, UGLY BUILDINGS AMERICA!
