Construction has topped out on The Browning School’s campus expansion at 337 East 64th Street in the Lenox Hill section of Manhattan’s Upper East Side. Designed by S9 Architecture, the project involves the conversion and augmentation of a former parking garage and will yield 47,000 square feet for the K-12 college preparatory school for boys that currently operates out of several buildings between Park and Madison Avenues in addition to its main facility at 52 East 62nd Street. Plans call for the entire high school division to be moved to the new 83-foot-tall building, which will contain 13 new classrooms, four stories of offices, a library and cafeteria in the cellar, and an upper-floor gymnasium. The property will also feature a green roof and a rear yard. The development is located between First and Second Avenues.
Recent photographs show the southern elevation covered in scaffolding and construction netting as crews work to refurbish the façade of the 107-year-old structure. The new levels atop the roof line are visible from the sides as noted by the yellow insulation boards and CMU blocks against the lot line walls. A hoist is attached to the front of the property.
The below image shows the site conditions of parking garage before the start of construction. Most of the red brick façade and intricate cast iron details will be preserved and restored. The new levels will be set back from the sidewalk and clad in dark black paneling
The following renderings highlight the gymnasium, classrooms, hallways, and communal gathering spaces.
The nearest subways from the property are the F and Q trains at the Lexington Avenue-63rd Street station to the west.
The Browning School is renting the new high school location under a 99-year lease. The expansion will allow the school to increase its enrollment from 400 students to nearly 500 over the next seven years, according to John Botti, head of the academic facility.
Renovations and construction are scheduled to finish in time for the 2024-2025 school year.
