Work Nears Completion On The Greenwich By Rafael Viñoly At 125 Greenwich Street in Manhattan’s Financial District

Exterior work is almost finished at The Greenwich by Rafael Viñoly, an 88-story residential skyscraper at 125 Greenwich Street in Manhattan’s Financial District. Designed by Rafael Viñoly Architects and developed by Fortress Investment Group, Bilgili, and Bizzi & Partners, the 912-foot-tall structure will yield 272 condominium units designed by March & White (MAWD) and marketed by Douglas Elliman Marketing Development. Homes will range from studios to three-bedroom layouts with pricing starting at $1.15 million. Time Square Construction and Plaza Construction are the two general contractors for the property, which is located at the corner of Greenwich and Thames Streets, just south of the World Trade Center complex and Liberty Park.

Nearly all of the tall floor-to-ceiling glass windows and black metal paneling have been installed on the western face of the multi-story podium since our last update in late February, when portions of the facade were still exposed to the elements with an exposed void left by the removal of the exterior hoist. Recent photographs show this portion of the skyscraper filled in, the temporary wall of metal frame studs and insulation boards removed from the second level, and the main entrance completed and sitting beneath the tall sidewalk shed at the southwestern corner of the lot. Additionally, the remaining ceiling panels for the underside of the lowest residential levels have been installed above one of the elevated mechanical levels. Interior work across the entire superstructure continues to unfold.

YIMBY last reported that condominium units will come in three distinct palettes by MAWD, inspired by the building’s views. Residents on the upper levels will have 360-degree panoramic vistas of the New York Harbor to the south, the Financial District skyscrapers and the East River to the east, the World Trade Center complex to the north, and the Hudson River and Jersey City to the west. Lifestyle and wellness amenities will be spread across several upper levels and include an indoor lap pool, a spa, a fitness center, and a private club with expansive city views.

The Greenwich by Rafael Viñoly is conveniently located within a short walking distance to the Oculus at the World Trade Center, serving as a major transportation hub in Lower Manhattan with access to the New Jersey PATH train, the 1 train at the Cortland Street stop, the R and W trains along Church Street, and further underground connections to the Fulton Street transportation hub and the E train at the Chambers Street stop. To the south is access to the 4 and 5 trains at the Wall Street stop along Broadway.

A revised completion date for The Greenwich by Rafael Viñoly has yet to be finalized.

  3. They built tall. Great! This building looks sharp. I don’t care for the beige facade on the rear of the building. They should have continued with the same all glass exterior. This building is very NYC and is a fine addition to the neighborhood.

  4. I have to admit that being a native of the Hoosier State i dont see buildings like this all too often.
    But it, along with all other skyscrapers in that area, are amazingly beautiful.

  6. Another stylish building in a neighborhood that needs a lot of improvement to justify these prices. It’s still very desolate there at night and the street-level retail during the day is nothing much. Strange there’s been so little change in that, even as there is so much high-end residential (One Wall Street, 130 William, etc.)

    • You’ve got shopping, dining and a multiplex theater a few blocks west at North Cove Yacht Basin. Then a few blocks northeast you have South Seaport with several more dining options, an iPic, some shopping. Then there are several little bars and restaurants in the immediate historic district, including Delmonico’s. I’m not sure what you’re talking about, it’s a great location.

      To add to GardenviewNYC’s comment, theres the new performing arts center at the World Trade Center, fogo de chao coming to 3WTC, Jean Gorges Tin Building, and the future Printemps department store opening at One Wall Street next spring. And several office to residential conversions that’ll bring more people living downtown

      I don’t see how you can think of FiDi as a desolate with “little change”. FiDi is LITERALLY where New York City started and is steeped with so much history, so saying there’s “nothing much” to see sounds insulting

  7. With all due respect to the memory of R Vinoly (he passed away in early 2023), this building’s design seems to have come out of the “Hudson Yards” architectural movement. Not a great addition to NYC’s skyline, unfortunately.

  10. The base looks cheap and junky, which all the visitors to the 9/11 memorial will see, and it has no top, which all the world will see. (yes, I’m also a Luddite) Oh, the massing is right. And let’s stop being childish and inappropriate. Where’s the editor?

  12. I remember my great grandfather telling me about the groundbreaking all those many years ago. It will be nice to finally have our sidewalks back and the horrible sidewalk shed taken away. They’ve marred the neighborhood for far too long.
