The affordable housing lottery has launched for 27-01 Jackson Avenue, a 27-story residential tower in Long Island City, Queens. Designed by SLCE Architects and developed by American Lions, a joint venture between Fetner Properties and Lions Group, the structure yields 164 residences. Available on NYC Housing Connect are 41 units for residents at 70 to 125 percent of the area median income (AMI), ranging in eligible income from $59,315 to $209,625.
Amenities include bike storage lockers, a shared laundry room, common area Wi-Fi, gym, media room, recreation room, business center, and package lockers. Units are equipped with name-brand kitchen appliances, countertops, and finishes, air conditioning, smart controls for heating and cooling, washers and dryers, and charging outlets with USB ports. Tenants are responsible for electricity including heat, and gas for cooking.
At 70 percent of the AMI, there are two studios with a monthly rent of $1,631 for incomes ranging from $59,315 to $87,010; two one-bedrooms with a monthly rent of $1,742 for incomes ranging from $63,566 to $97,860; and three two-bedrooms with a monthly rent of $2,083 for incomes ranging from $76,286 to $117,390.
At 90 percent of the AMI, there are two studios with a monthly rent of $2,126 for incomes ranging from $76,286 to $111,870; two one-bedrooms with a monthly rent of $2,271 for incomes ranging from $81,703 to $125,820; and three two-bedrooms with a monthly rent of $2,718 for incomes ranging from $98,058 to $150,930.
At 120 percent of the AMI, there are two studios with a monthly rent of $2,868 for incomes ranging from $101,726 to $149,160; two one-bedrooms with a monthly rent of $3,066 for incomes ranging from $108,960 to $167,760; and five two-bedrooms with a monthly rent of $3,672 for incomes ranging from $130,766 to $201,240.
At 125 percent of the AMI, there are four one-bedrooms with a monthly rent of $3,198 for incomes ranging from $113,486 to $174,750, and 14 two-bedrooms with a monthly rent of $3,830 for incomes ranging from $136,183 to $209,625.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 25, 2024.
