Excavation and foundation work are progressing at 94-15 Sutphin Boulevard, the site of a 24-story residential building in Jamaica, Queens. Designed by JFA Architects & Engineers and developed by Joel Weiss of Heartfelt Townhouse Build under the 95th Avenues Equities LLC, the 254-foot-tall structure will span 720,248 square feet and yield 524 rental units with an average scope of 1,357 square feet, as well as 9,241 square feet of commercial space, a cellar level, and 338 enclosed parking spaces. The property is situated between 94th and 95th Avenues and Sutphin Boulevard, directly west of the recently finished 147-35 95th Avenue residential tower.
Recent photographs show a team of excavators and piling machines working below street level on the formerly vacant plot. Crews have already laid a section of tied steel rebar along the northern corner of the property in preparation for a concrete pour. Numerous steel beams are holding up the temporary wooden retaining walls until the foundations are formed. YIMBY expects the superstructure to emerge above street level near the end of the year.
No finalized renderings have been released for 94-15 Sutphin Boulevard except for the below elevation diagram posted on the construction board. The drawing depicts the western profile facing Sutphin Boulevard, beginning with a multi-story podium followed by the main tower with a tight grid of rectangular windows and vertical strips of contrasting paneling. The final color scheme and choice of materials remains unclear. A set of tall mechanical bulkheads rise above the flat parapet, which appears to be lined with railings for two roof terraces.
The nearest subways from the property are the E, J, and Z trains at the Sutphin Boulevard-Archer Avenue-JFK Airport station to the north. Also nearby is the Jamaica station served by the Long Island Rail Road and AirTran shuttle to John F. Kennedy International Airport.
94-15 Sutphin Boulevard’s anticipated completion date is slated for 2027, as noted on site.
