Leasing Launches for Hearthstone at 44-01 Northern Boulevard in Astoria, Queens

Leasing launched last month for Hearthstone in Astoria, Queens. Developed by Silverstein Properties, the 13-story new construction comprises 354 residential units, an extensive amenity package, and 25,000 square feet of leasable retail space at its base. 44-01 Northern Boulevard is designed by Hill West Architects, with interior design by Whitehall. MNS Real Estate is handling leasing and marketing for the development, Newmark is handling leasing for the commercial space, and Greystar is managing the property.

The facade of Hearthstone is a mix of white and dark paneling and industrial-inspired floor-to-ceiling windows. The multi-story podium fits into the low-rise neighborhood skyline and features landscaped terraces. According to Stephen Hill, founding partner of Hill West Architects, “The exterior design, inspired by Astoria’s industrial past, will position the project as an iconic anchor along Northern Boulevard.”

Hearthstone has one- and two-bedroom units ranging from 445 to 1,200-plus square feet, with pricing starting at $3,000 per month. Kitchens feature custom cabinetry, Blomberg and Frigidaire stainless steel appliances, and quartz countertops. Bathrooms include a three-piece rain shower, porcelain tile flooring, and Robern medicine cabinets. All residences are equipped with central heating and cooling, an in-unit washer/dryer, custom closet systems, and oversized windows that invite natural light and 360 unobstructed views.

The amenity package spans more than 20,000 square feet across the second and tenth floors. Amenities include a porte cochere, a full-time attended lobby, on-site parking, a rooftop terrace with dining and lounge areas, fitness center with yoga/dance studio and outdoor terrace, party room, sky lounge with co-working and entertainment spaces, children’s playroom, courtyard with dog run and pet spa, shared laundry room, bike storage, and private storage.

“Hearthstone is geared to young professionals, 25 to 48 year-olds. It’s for people who are priced out of Long Island City, and those looking for more of a neighborhood feel, with great infrastructure, culture, transportation, shops, and restaurants,” said Andrew Barrocas, CEO of MNS. “It’s ideal for people on the 7 train, people working in Hudson yards, and lots of people in tech and finance.”

Occupancy is expected to begin this month.

  1. Does this person realize that the 7 train is a very, very long walk? Could have better said this is ideal for someone on the R train, or even stretched to say it is good for someone on the N/W trains but it is a real hike to the 7 train in Queens/Queensboro Plaza. The nearby R train doesn’t even offer a connection to the 7 train at Q Plaza.

    Where did they hire this marketing guy from? Would have been better if they just used AI.

    Very nice buildings by the way, on the edge of Astoria right now but soon to be near the game changing Innovation QNS (which has all the approvals but hasn’t been yet started).

      I agree “It’s definitely important to accurately highlight transportation options. The R train and the future Innovation QNS project are exciting aspects to focus on. The idea of using AI in marketing is intriguing and could really enhance accuracy.”
