New Renderings Revealed For 95 Rockwell Place in Fort Greene, Brooklyn

New renderings have been revealed for 95 Rockwell Place, a 38-story mixed-use tower in Fort Greene, Brooklyn. Designed by Fogarty Finger and developed by Charney Companies, the 418-foot-tall structure will span 167,679 square feet and yield 158 condominium units with an average scope of 855 square feet, as well as 32,568 square feet of commercial space and a cellar level. The project is located on an interior lot between Lafayette Avenue and Fulton Street.

The main rendering above is oriented looking east and depicts the whole tower with its surrounding neighbors. Staggered balconies cover the majority of the main western elevation and the façade of floor-to-ceiling windows and architectural concrete paneling. A short mechanical bulkhead sits atop the upper floors, which feature much higher ceiling heights than the rest of the building.

The below image shows 95 Rockwell Place from the south, showcasing the cantilever supported by five beams on the bottom of the southern elevation.

The final rendering is oriented looking southeast and offers a closer look at the façade details and the set of staggered balconies lined with glass railings. The balconies on the ends of the building feature angled edges, complementing the beveled concrete framework covering the glass curtain wall. We can also see a glimpse of the northern lot line wall, which features a flat white wall down its center subdivided by horizontal scoring at each level.

The property was formerly occupied by a low-rise building seen in the below Google Street View image from before its demolition last summer.

A list of residential amenities has yet to be disclosed. The property is within walking distance of the Atlantic Avenue-Barclays Center subway station, which serves the 2, 3, 4, 5, B, D, N, Q, and R trains, as well as the Long Island Rail Road.

An anticipated completion date for 95 Rockwell Place has not been announced.

  1. I usually dislike cantilevers but somehow this one seems apropos for the building. It also looks very solid so perhaps it won’t lead to the early demise of the building?

  3. Solid filler. Love the density in the area. Can’t wait for hospital parking lot at the corner of Ashland and DeKalb to be developed, seems like that should have happened yesterday.

    There’s a lot going on here, but it’s an interesting design. The “brackets” supporting the cantilever certainly makes it look better, but no more of these please. Sadly, the historic facade bookended by drivel is now lost. It certainly could have been saved.

  5. This is great to see.

    A very tough site with challenging economic conditions. While I wish it would stay a hotel (per the original plan), more permanent residents in this neighborhood is a great thing. Hopefully, Mark Morris will get some extra studio space in addition to the cash from the air rights.

  6. So what’s the arrangment here? Did this development purchase the air rights from the ugly Morris Dance building? Does this development take off the table any possibility a better building replaces the ugly Morris Dance building?

  7. Surprise Surprise. It’s an interesting design solution. I like the thick coves under the balconies. Gives them an old/new/old industrial feel. They seem sturdy enough to build glass enclosures over them.
