A preliminary rendering has been revealed for The Sheffield, a proposed six-story affordable housing project at 90-114 Westmoreland Avenue in White Plains, Westchester County. Designed by Warshauer Mellusi Warshauer Architects, P.C. and developed in a joint partnership between White Birch Development LLC, Marathon Development Group, and Lashins Development Corp., the structure will yield 154 affordable homes in studio- to two-bedroom layouts. The project is also planned to include 5,000 square feet of ground-floor retail space and 238 enclosed parking spaces. The property is bounded by Home Street, Westmoreland Avenue, and Intervale Street.

The rendering looks southeast at the Sheffield showing a U-shaped massing and a nearly symmetrical front façade along Westmoreland Avenue with a grid of large square and rectangular windows. A shallow setback wraps around the fifth floor, creating space for terraces, and an elevated courtyard space is positioned between the building’s wings. The parking garage entrance appears to be located near the center of the northern elevation.

The property is currently occupied by a pair of one- and two-story warehouse structures, as seen in the following Google Maps image. These buildings will be demolished following permit and site plan approvals.

“The Sheffield is an ideal location for an apartment building, particularly one focused on providing affordable housing in the City of White Plains,” said Bill Null, partner at Cuddy & Feder, which is representing the developers. “This project advances the city’s vision to increase access to affordable housing near the downtown and train station, while also activating the pedestrian streetscape with new residents and neighborhood retail.”

The Sheffield’s affordable housing is planned to be made available at 60 to 80 percent of the Westchester area median income (AMI).

The development site is a short distance from the downtown White Plains district, as well as the White Plains Metro-North train station to the north.

An anticipated completion date, potential list of residential amenities, and finalized renderings for The Sheffield have yet to be revealed.
