New renderings have been revealed for Casa 54, a 30-story residential tower planned for 54 Jones Street in Journal Square, Jersey City. Designed by Emara Ghobrial Architects and developed by Kabir Manchanda of the Manchanda Group, the 311-foot-tall structure will yield 190 rental apartments in studio- to three-bedroom layouts, including a penthouse unit. The project will also include two full floors of amenities and 780 square feet of ground-floor retail space. The property is situated on an L-shaped parcel bounded by Sip Street to the north and Jones Street to the west.
The above main rendering looks southeast along Sip Avenue showing a divided massing. The building begins with a tall multi-story podium culminating in a double-height cutout around the one-third mark lined with glass railings for a loggia terrace. The tower then rises above uninterrupted. The facade is depicted composed of floor-to-ceiling glass framed by a grid of gray brick and beige paneling.
The two below renderings preview the bottom levels of the building. The first visual looks north on Jones Street and offers a closer perspective of the gray brickwork, metal spandrels, and windows with black metal vents. A canopy will extend over the main entrance and double-height lobby, and new tree-lined sidewalks with garden beds will surround the property.
The second visual is oriented in the opposite direction looking south at the corner of Jones Street and Sip Avenue.

The building will feature a communal roof deck lined with glass railings and partially covered with a pergola. The space will include a plunge pool and will provide residents with panoramic views of downtown Jersey City and the New York City skyline, as well as the New York Harbor.

The below rendering is oriented northeast toward Midtown, Manhattan, showcasing the location of the roof deck and adjacent bulkhead, which will feature signage with the property’s name.

The unit breakdown will include 64 studios, 108 one-bedrooms, 12 two-bedrooms, five three-bedrooms, and a single penthouse. Twenty-one of the units will be dedicated to affordable housing.
Residential amenities begin on the ninth floor and will include a coworking lounge, library, and a media lounge. The tenth floor will have a fitness center, a yoga mediation area, and a spa with outdoor spaces. The rooftop lounge will span nearly 1,000 square feet. The building will also include 97 bicycle parking spaces.
The Jersey City Planning Board approved the project in a unanimous vote on September 23. The Journal Square PATH station is located a short walk from the site to the north.
A construction timeline for Casa 54 has yet to be announced.
