New Design Revealed For 69 Spruce Street in Yonkers, New York

A new design has been revealed for 69 Spruce Street, a 12-story residential building in the Nodine Hill section of Yonkers, New York. Developed by AVL Homes LLC, the 134-foot-tall structure is planned to yield 90 units. The property spans just under an acre at the intersection of Spruce Street and Cerrato Lane.

The Yonkers Zoning Board of Appeals is slated to review the project later this month.

The above elevation diagram shows a wide multistory podium for the entrance and parking garage, largely following the sloped terrain. The main tower rises directly above, starting on level five. The project is shown clad in an earth-toned façade surrounding an orderly window grid, and a gray cornice lines the roof parapet at the top of the building.

The building is planned to contain 19 one-bedroom, 35 two-bedroom, and 36 three-bedroom apartments. There will also be 140 parking spots with nine exterior spaces at ground level, and the remaining 131 spaces on levels one through three. Additional amenities include bicycle storage, communal laundry facilities, a mail and package room, and an office space for tenants.

To be constructed as planned, the Yonkers Zoning Board of Appeals will need to approve several variances. The structure’s 134-foot architectural height exceeds the maximum permitted height of 90 feet in the neighborhood, its 45.5-percent lot coverage exceeds the 40-percent maximum, and the superstructure does not meet setback requirements. In addition, the project’s 140 parking spaces falls short of the 156 required by zoning.

The Yonkers Metro-North train station along the Hudson River is a 7-minute drive to the west.

  1. Hell yeah! Yonkers is easily the most NYC-like Westchester town, and it could use the increased density and housing stock. Maybe they’ll even build subway or light rail one day, too.
