KABR Group and Hornrock Properties have broken ground on a six-story, 216-unit residential building at 95 Challenger Road in Ridgefield Park, Bergen County, New Jersey. Designed by Minno & Wasko Architects and Planners, the development is the first residential component within the 60-acre Overpeck Corporate Center. The residential program will include a mix of studio, one-, and two-bedroom rental units, as well as 22 affordable housing units. The project will also include 2,000 square feet of ground-floor retail. The property is located adjacent to Overpeck Creek and Overpeck County Park.

Planned amenities include an outdoor pool, resident lounge, café, coworking space, golf simulator, children’s playroom, pet spa, and fitness center. The development will also offer enclosed garage parking with EV charging stations. The 4.66-acre property provides residents with direct access to Overpeck Park and its 805 acres of recreational facilities.

KABR and Hornrock hosted a ceremonial groundbreaking on October 22 with Ridgefield Park Mayor Adam MacNeill and other local officials. In addition to this development, KABR is also working with the municipality on plans for a second residential building at 64 Challenger Road within the same campus.

“This partnership stands ready to transform a challenging site into one of North Jersey’s premier living destinations,” said MacNeill. “With its ideal location near beautiful county park and unbeatable proximity to New York City, this development truly offers the best of both worlds.”
