Construction is steadily rising on Anagram Gowanus, a 20-story residential building at 450 Union Street in Gowanus, Brooklyn. Designed by SO-IL and developed by Global Holdings, Tankhouse, and McArthur Holdings, the 203,000-square-foot structure will yield 158 rental apartments in studio- to three-bedroom layouts, as well as 22,000 square feet of ground-floor retail space. A portion of the residential inventory will be reserved for affordable housing. Magnusson Architecture & Planning is the architect of record for the project, which is located at the intersection of Union and Bond Streets.
The reinforced concrete superstructure has begun its ascent since our last on-site visit in late-May, when below-grade work was still ongoing. The podium levels have now been formed and the main tower is taking shape with its distinctive multifaceted massing, and crews are quickly enclosing the floor plates with metal frame studs and insulation boards. Based on the pace of progress, YIMBY expects the building to top out around sometime before next spring.
The above main rendering, provided by Alden Studios, showcases the building’s cascading massing and brick façade. The canal-facing elevation has a through-building cutout on the third through seventh floors, with terraces bridging the divide with shaded outdoor space for select units.
The below renderings offer a closer look at the same side of the building, highlighting the main entrance and jagged canopy over the second-floor terrace, which will be lined with hanging vegetation. The cutout is also visible above, along with additional terraces atop the building’s many setbacks. The final rendering previews the retail frontage along the broad southern elevation along Union Street, as well as the stacked bond pattern of the tan brick façade.

Twenty-five percent of the rental units will come with private outdoor space, and nearly every apartment will have a Juliet balcony and dual-corner exposure.
The development at 450 Union Street will be Global Holding’s fifth Anagram-branded residential project in New York City, joining counterparts in NoMad, Columbus Circle, Gramercy, and Turtle Bay. Global Holdings contributed a $33 million equity investment to the project in a deal arranged by JLL Capital Markets.
Amenities will include a fitness center, co-working spaces, a children’s playroom, landscaped outdoor areas, and multiple rooftop terraces. There will also be 13,000 square feet of above-grade parking and approximately 22,000 square feet of commercial and retail space, including areas designated for community and art studio use. The property will also feature a 5,700-square-foot waterfront esplanade along the Gowanus Canal.
The closest subways from the property include the F an G trains at the Carroll Street station to the west, and the R train at the Union Street station a few blocks to the east.
Anagram Gowanus’ anticipated completion date is slated for May 2027, as noted on site.

Excited to continue watching this project’s quick progression – Great addition to the Gowanus neighborhood. Refreshing design
The construction in the neighborhood is fascinating, and already can see and feel a lot more people in the area as buildings begin to lease up.
To me though, the key is in the retail space. Hasn’t been much, if any discussion locally or in the press about what retail we may see here. Any insights NY Yimby can provide would be great!

I lived right across from this site on Bond St for about a year about 20 years ago, before any clean-up work had been done on the Gowanus, and most of the time you couldn’t really smell the canal at all. But to uneducated haters who aren’t actually familiar with the area it sure makes for great cheap shots every time it’s mentioned, doesn’t it? Enjoy your mask lol.
Reserve for affordable housing, which probably means 3,000 and up for a 1 bedroom, let’s see what income it will fall in
