A new series of renderings reveal Franklin Point, a commercial redevelopment and adaptive reuse at 12 Franklin Street on the border of Greenpoint and Williamsburg, Brooklyn. Designed by Format Architecture Office and developed by Astral Weeks, the project reimagines the current set of of low-rise properties as part of a reinvigorated waterfront for the neighborhood. The site consists of several buildings taking up a full city block bounded by Franklin Street and the Bushwick Inlet Park to the west, Meserole Avenue to the north, Gem Street to the east, and North 15th Street to the southwest.
Exterior renderings above and below depict the brick facades painted in a mix of solid colors and new murals, while the sidewalks show new outdoor dining, raised planters, long wooden benches, and lighting fixtures to create a more lively and inviting atmosphere.
The following interior rendering shows a restaurant and bar setup that highlight the structure’s set of exposed brick and timber and high ceiling heights, while a large skylight is positioned directly above to bring in natural daylight.
Here we see the upper tier of the rooftop terrace spaces that will provide panoramic views of the Manhattan skyline across the East River and the surrounding neighborhood.
The aerial rendering below depicts the rest of the rooftop space with more seating, an outdoor bar, and its position next to an expansive green roof.
The site had been previously used as a pop-up Oktoberfest beer garden hosted by Zum Schneider between late September to early October.
Construction is complete at Franklin Point and leasing is now underway, with GoodSpace leading leasing efforts.

Long term, I suspect high rise housing will be built on this waterfront property. The demand is simply too great and government policy will likely change.
It’s really nice that some of the history of this neighborhood will hopefully be retained. A true neighborhood is a mix of different building types from throughout its history. Bravo.
