New renderings have been revealed for the renovation of the Brunswick Square Mall, a retail complex in East Brunswick, New Jersey. The 750,000-square-foot redevelopment is owned by Paramount Realty and Edgewood Properties and is bounded by Route 18 and Rues Lane. Construction broke ground on December 15.
The above rendering shows Nordstrom Rack, one of several new stores coming to the property. Other future tenants include J.Crew, a PGA Tour Superstore, Sola Salon, KidStrong, The Picklr, and Fun City.
Many of the existing tenants will be moving out of their indoor storefronts and relocating to newly built spaces that face outside for more convenient access and visibility. The rendering below showcases such examples like Lenscrafters, Bath & Body Works, Panera, and Twisted Crab.
Barnes & Noble will be one of the main anchor tenants alongside Macy’s, JC Penney, and AMC Theatres, all of whom plan to remain open during the construction and renovation process.
Hackensack Meridian Health is also slated to open a facility with an entrance accessible from outside the Brunswick Square Mall.

Other planned renovations include implementing more pedestrian-friendly layouts, and new landscaping.
“For decades, Brunswick Square has been a central part of East Brunswick’s commercial identity,” a spokesperson for Paramount Realty said. “This redevelopment does not just preserve that legacy, it elevates it by creating an experience-driven destination that reflects today’s lifestyle.”
Brunswick Square Mall opened in 1970 with a 244,000-square-foot layout. Plans for upgrades were floated over the years, including one for a second-story addition, but none materialized. The property fell into foreclosure in 2021 and was placed into receivership before Paramount Realty and Edgewood Properties purchased it in 2023.
It is one of the oldest malls in New Jersey and one of six currently undergoing extensive renovations, along with Westfield Garden State Plaza, Monmouth Mall, Bergen Town Center, Moorestown Mall, and Voorhees Town Center.
An anticipated completion date for the redevelopment of Brunswick Square Mall has yet to be announced.
