PayPal has signed a ten-year lease to occupy 261,000 square feet at 345 Hudson and 555 Greenwich, an interconnected two-building office property in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by Hudson Square Properties, a joint venture between Hines, Trinity Church NYC, and Norges Bank Investment Management, the 17-story complex was completed in 2023 and yields 860,000 square feet of office space. PayPal will occupy three floors in the building, which is located between King and Charlton Streets.
Originally constructed in 1931, 345 Hudson was connected to the ground-up 555 Greenwich via a horizontal overbuild. Together, the buildings form New York City’s first fossil-fuel-free commercial office complex through a shared all-electric, geothermal, and thermal loop system.
The two buildings offer approximately 100,000 square feet of shared amenities as part of the 13-building Hudson Square Properties portfolio. These include rooftop terraces, lounges, collaborative spaces, and wellness areas.
The closest subway from 345 Hudson and 555 Greenwich is the 1 train at the Houston Street station.
