The affordable housing lottery has launched for 183-03 Hillside Avenue, a seven-story mixed-use building in Jamaica, Queens. Designed by Marin Architects and developed by Piermont Properties, the structure yields 46 residences. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $99,875 to $189,540.
Amenities include bike storage lockers, shared laundry room, gym, recreation room, storage, and a rooftop terrace. Units include air conditioning, energy-efficient appliances, intercoms, and name-brand appliances, countertops, and finishes. The tenant is responsible for electricity, including stove and heat.
At 130 percent of the AMI, there are four studios with a monthly rent of $2,722 for incomes ranging from $99,875 to $168,480, and ten one-bedrooms with a monthly rent of $2,823 for incomes ranging from $104,195 to $189,540.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 24, 2026.
