LPC To Review Proposal For 27 East 4th Street In NoHo, Manhattan

The New York City Landmarks Preservation Commission (LPC) is reviewing proposals for a seven-story mixed-use building at 27 East 4th Street in NoHo, Manhattan. Designed by DXA Studio, the 94-foot-tall structure will contain community facility space and ground-floor retail. The project site is located between Lafayette Street and Bowery within the NoHo Historic District Extension, and is currently occupied by a one-story garage structure dating to around 1945–46.

The existing building was designed by architect Herman Kron for Paramount Filling Stations and originally operated as a garage and repair shop. The structure currently serves as storage for food carts. According to an LPC Certificate of Appropriateness issued in 2018, the building is not considered one of the structures that contribute to the district’s designation, and its demolition was determined not to diminish the historic character of the NoHo Historic District Extension.

Plans call for a mixed-use building with ground-floor retail space and upper floors organized within a masonry façade designed to reference historic store-and-loft buildings common in the district. The design incorporates vertically oriented window bays, decorative masonry details, and a stepped massing that responds to surrounding buildings along East 4th Street. The structure would include setbacks above the street wall and a rooftop bulkhead.

Nearby transit options include the B, D, F, M, and 6 trains at the Broadway–Lafayette Street/Bleecker Street station.

    It’s certainly the right design if you want to go that period in the street’s history. But in my ideal world, that lot and the ones to the right of the Merchant’s House would be filled with townhouses to put the museum in it’s own historical context.

    This looks great, but because the Murchant House is a treasure, they should have to use hand tools to construct the new building, so they don’t disturb the Murchant House.
