Two New Residential Towers Planned For 303 Ocean Parkway and 400 Neptune Avenue in Coney Island, Brooklyn

Rybak Development and Cammeby’s recently submitted a rezoning application with the New York City Department of City Planning for two new 22-story residential buildings addressed as 3030 Ocean Parkway and 400 Neptune Avenue in Coney Island, Brooklyn. The mixed-use structures will collectively yield 703 rental units and rise from a pair of adjacent lots containing two existing 23-story residences knows as the Shorecrest Towers. 3030 Ocean Parkway would be constructed at the corner of Ocean Parkway and West Brighton Avenue, while 400 Neptune Avenue would be built by the corner of Neptune Avenue and Ocean Parkway.

The above diagram shows the location of the two upcoming buildings with 3030 Ocean Parkway located on the left side of the image, and 400 Neptune Avenue on the right side. Both sites will replace a pair of surface-level parking lots. One small detail shown is a future pedestrian bridge that would be built by the MTA and wedge itself into the southeastern corner of 3030 Ocean Parkway’s lower levels.

3030 Ocean Parkway would yield 345 apartments, 69 of which would be dedicated to affordable housing, and also contain around 10,700 square feet of ground-floor commercial space, and 5,075 square feet of community facility space on level six, which would be directly above a five-story parking garage capable of holding 386 vehicles. Meanwhile, 400 Neptune Avenue would yield 358 apartments, with 72 to 107 homes designated as affordable housing, as well as a five-story parking garage with a maximum capacity of 298 vehicles.

The elevated Ocean Parkway subway station is conveniently located immediately south of Shorecrest Towers, servicing the Q train.

An approval for 3030 Ocean Parkway and 400 Neptune Avenue, an an architect, awaits to be announced. The estimated completion date is set for 2034.

    Le Corbusier promoted the tower in the park. This seems more like the tower in the parking lot.

  2. That’s waaaaaaaay too much parking. And I’m sure the architect would be Zproekt or someone similar.

  3. As should be obvious to anyone, any new high-density infill should exceed the 1960s Corbu-tower height plateau. To increase unit count, as well as marketing higher units as featuring luxury ocean views, and to better differentiate them from the existing vernacular, they really should be 35-45 floors as a new standard.

    The subway ped bridge is a great feature though. I’m curious if fare control will actually be located on the ground floor of the new corner building to open up space in the station.

    Looks like something that wouldn’t be out of place in the downtown of a Sunbelt city. The water table is probably too high for underground parking…
