166-13 91st Avenue in Jamaica, Queens via NYC Housing Connect

The affordable housing lottery has launched for 166-13 91st Avenue, a seven-story mixed-use building in Jamaica, Queens. Designed by Lu Ning Architecture and developed by Shalbro Construction Group, the structure yields 17 residences. Available on NYC Housing Connect are eight units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $75,943 to $168,480.

Residences are equipped with air conditioning, patio or balcony, split unit heating and cooling, intercoms, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Amenities include elevator, online payment options, gated access, security cameras, a shared laundry room, laundry service, bike storage, and storage units. Tenants are responsible for electricity, including stove, heat, and hot water.

At 80 percent of the AMI, there is one studio with a monthly rent of $2,027 for incomes ranging from $75,943 to $103,680; three one-bedrooms with a monthly rent of $2,139 for incomes ranging from $81,978 to $116,640; and four two-bedrooms with a monthly rent of $2,497 for incomes ranging from $98,332 to $140,000.

At 130 percent of the AMI, there is one studio with a monthly rent of $2,800 for incomes ranging from $102,446 to $168,480.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 11, 2026.
