Renderings Reveal Modular Residential Tower at 247 East 117th Street in East Harlem, Manhattan

Renderings have been revealed for 247 East 117th Street, a planned 15-story modular residential building in East Harlem, Manhattan. Designed and engineered by Assembly OSM, the 157-foot-tall structure will span 46,749 square feet and yield 51 market-rate rental units. The roughly $31 million project will also include a rear yard. The property is located near the corner of East 117th Street and Second Avenue.

The above renderings shows the tower rising uniformly to the 12th story, followed by two stepped setbacks topped with landscaped terraces at the 13th and 15th floors. The façade will be composed of dark red metal paneling surrounding a grid of rectangular windows, with pointed cornices lining each floor plate. The western lot line wall will be left blank, and the structure culminates in a flat roof with a bulkhead.

The lot is currently vacant and surrounded by construction fencing.

247 East 117th Street will be fully electric and engineered to meet Passive House standards and those of the WELL for Residential program.

The nearest subway from the development site is the 6 train at the 116th Street station to the west along Lexington Avenue.

An outdated anticipated completion date for 247 East 117th Street is slated for last fall, as noted on the info board. A revised construction timeline has not been announced.

  1. Very interesting. I’m looking forward to seeing how this turns out. I’ve long felt that future construction will be much more nodular/prefabricated, and this could be a project that ushers in more of it.

  2. The Second Avenue subway will bring unrelenting gentrification pressure to Harlem. It won’t survive as a last bastion of the working-class in Manhattan.
