Demolition is progressing at 105 Underhill Avenue, the site of a five-story residential building in Prospect Heights, Brooklyn. Designed by Isaac & Stern Architects for the Underhill Gardens LLC, the structure will yield 21 units. The trapezoidal-shaped property is located between St. Mark’s Avenue and Prospect Place.

Sections of the parapet of the two-story parking garage occupying the site have been knocked down behind the sidewalk shed, and crews have already razed a significant portion of the interiors. Based on its modest scope, demolition should finish up before the end of summer.

The below elevation digram from the construction board shows the structure rising uniformly for the first four stories, followed by a pair of setbacks on levels five and six and culminating in a bulkhead. The lower façade will be composed of brick surrounding of floor-to-ceiling windows and glass doors leading to balconies facing Underhill Avenue. The fifth floor will be clad predominantly in glass and will feature an expansive terrace. The entrance to the building’s parking garage will be located at the southwest corner.

The following Google Street View image shows the conditions before the start of demolition on the structure, which was built in 1930. Sterling Equities purchased the property for $11.65 million in August 2024.

The nearest subways from the project are the 2 and 3 trains at the Grand Army Plaza station, and the B and Q trains at the 7th Avenue station.

105 Underhill Avenue’s anticipated completion date is slated for spring 2028, as noted on site.
