Permits have been filed for an eight-story mixed-use building at 66 Sullivan Place in Crown Heights, Brooklyn. Located between Bedford Avenue and Reginald Nero’s Way, the through lot is also addressed as 103 Empire Boulevard. Nearby is the Prospect Park subway station, served by the B, Q, and S trains. Rafael Rabinowitz of HSD Construction LLC is listed as the owner behind the applications.
The proposed 85-foot-tall development will yield 62,948 square feet, with 32,064 square feet designated for residential space and 30,883 square feet for commercial space. The building will have 50 residences, most likely rentals based on the average unit scope of 641 square feet. The concrete-based structure will also have a cellar and one commercial loading berth.
Kao Hwa Lee Architects PC is listed as the architect of record.
Demolition permits were filed this month for the one-story structure on the site. An estimated completion date has not been announced.

I get not wanting to overwhelm the existing buildings on Empire Blvd but with the 24-story Ebbets Field Apartments across the street, they should’ve been able to at least go double height to 16 stories.
