Construction is underway on Park Square Yonkers, a seven-story mixed-use development at 1 Loehr Place in southwest Yonkers, Westchester County. Designed by Perkins Eastman and developed by Titan Real Estate Development LLC, the $185 million structure will span 500,000 square feet and yield 340 residential units in a mix of 192 studios and 148 one-bedrooms. Ten percent of the residential inventory, 34 apartments, will be reserved for affordable housing. The project will also include approximately 20,000 square feet of ground-floor retail space and a 420-vehicle covered parking garage integrated within the building’s envelope.
Residential amenities include the elevated courtyard, a double-height fitness center, a business center with resident-only work stations, a lounge, a boutique-style pet spa, and several thousand square feet of dedicated storage.

The massing is designed to fit the site’s topography, which rises in elevation from south to north. Retail will front the ground floor at the intersection of Loehr Place and St. Joseph Avenue, while a 15,000-square-foot landscaped courtyard will sit atop the parking level. The building will feature a green roof that will capture and direct stormwater into an underground detention system. Upper floors will offer views of the Hudson River, the Palisades, and the Manhattan skyline.
Park Square will also align with a new Yonkers public school planned for Grant Park, serving pre-kindergarten through eighth grade for an estimated 800 students, with a gymnasium, library, and pool open to the community on nights, weekends, and summers. The sponsors’ prior Yonkers project is Hudson Blue, a 94-unit residential high-rise at 70 Ashburton Avenue.
Construction is expected to take approximately 24 months, with completion anticipated in 2028, according to the Yonkers Industrial Development Agency.
