Construction is underway on the retail component of Bedminster Village Square, a four-building retail development at 1420 Route 206 in Bedminster, New Jersey. Developed by Advance Realty Investors and designed by Studio 1200, the assemblage spans 19,240 square feet. Pierson Commercial Real Estate LLC has been retained as exclusive retail leasing agent, with Director Robert Mackowski leading the assignment. The property is located at the signalized intersection of Route 206 and Advance Drive, with rear access from Route 202. Delivery of the retail component is targeted for 2027.

Buildings 1 and 2 will contain approximately 5,770 square feet each and will frame a central courtyard with outdoor seating, while Buildings 3 and 4 will contain approximately 3,850 square feet each and feature adjoining patios. Buildings 1 and 2 can be demised, and all spaces can accommodate venting for food uses. Pierson Commercial is in discussions with local and national operators spanning breakfast, brunch, and midday concepts, with a leasing strategy focused on food and beverage, medical and physical therapy, boutique fitness, wellness, and everyday service uses.

The retail buildings mark the latest phase of Advance Realty Investors’ transformation of its longtime Route 206 campus. Freshpet recently opened its 30,000-square-foot global headquarters on the property after relocating from Secaucus, a transaction named NAIOP New Jersey’s 2026 Office Deal of the Year. Planned enhancements also include updates to the campus’s existing office space, additional landscaping, and new pedestrian connections to Bedminster’s hike-and-bike and open-space network.
The development is positioned to draw on a daytime population of more than 1,000 employees across over 350,000 square feet of nearby office space, including AT&T’s 229,999-square-foot regional campus directly across Route 206. Route 206 carries 28,376 vehicles per day at the site, according to NJDOT. The nearest transit is the NJ Transit Gladstone Branch at Far Hills station, approximately 1.5 miles north, with service to Hoboken Terminal and Penn Station.
