Last November, developers Hartz Mountain and Panepinto Properties received a 30-year tax break for their 13-story, 240-unit mixed-use project at 3 Journal Square Plaza, in Jersey City’s Journal Square neighborhood. Marchetto Higgins Stieve Architects is designing the building, which YIMBY can now reveal.
The project is rising on top of an existing parking structure between 1 and 2 Journal Square Plaza, or 2940 John F. Kennedy Boulevard, right across the street from the PATH station, with easy access to east-bound trains headed to the WTC Transit Hub or Herald Square at 33rd Street.
Retail and amenity space will be located on the ground floor, followed by 240 apartment units through the 13th floor. The building will be topped by an eco-friendly green roof.
The new building will partially mend the walkability of this block, upgrading it from a suburban office park to a more urban-minded configuration. The addition of ground-floor retail space and apartments should further enliven the surroundings, which are set to boom in the coming years, and several larger developments are in the works nearby.
The Childs Dreyfus Group is handling the building’s interiors, while Tocci Building Companies is serving as construction manager. Completion is expected by 2017.
