Investors are scooping up detached wood frame houses in Prospect Lefferts Gardens two at a time, and the latest properties to be redeveloped are 1930 and 1934 Bedford Avenue, between Fenimore and Hawthorne Streets. Plans were filed yesterday to build a seven-story, 38-unit apartment building with an address of 1930 Bedford on the combined 62-foot-wide lot.
Designed by Alexander Zhitnik of Z Architecture, the project’s 38 apartments will be divided across 30,795 square feet of residential space, which works out to a rental-sized average unit of 810 square feet.
Medical offices will occupy part of the first floor and all of the second, taking up 7,400 square feet of community facility space. Apartments will be stacked on top—eight per floor, except for the third, which will have only six units.
The ground floor will also have a 21-car garage, and there will be storage space for 27 bikes in the cellar.
Normally this developer would have to build much smaller, but the zoning code gives him a big floor area bonus for including community facility space.
The developer is Nik Lavrinoff, who picked up 1934 Bedford for $1,430,000 last month, or $94 per buildable square foot. No sales have hit public records yet for the second house at number 1930. Demolition applications have been filed, but not approved, to knock down the two century-old homes.
