Permits have been filed for a six-story mixed-use building at 704 Lefferts Avenue in East Flatbush, Brooklyn. Located between Troy Avenue and Albany Avenue, the lot is near the Crown Heights–Utica Avenue subway station, served by the 2, 3, 4, and 5 trains. Yisroel Kanar of IK Management LLC is listed as the owner behind the applications.
The proposed 75-foot-tall development will yield 9,449 square feet, with 8,180 square feet designated for residential space and 1,268 square feet for community facility space. The building will have five residences, most likely condos based on the average unit scope of 1,636 square feet. The steel-based structure will also have a cellar, penthouse, and three open parking spaces.
Sion Hourizadeh of Sion Consulting Engineering PC is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
